A loan calculator helps you figure out exactly how much a mortgage or personal loan will cost before you sign. Enter the loan amount, interest rate, and term, and Numbrary instantly shows your monthly payment, the total interest you will pay over the life of the loan, and a complete year-by-year amortization schedule.

You can also add a down payment (as a dollar amount or percentage), annual property tax and insurance to see your true monthly housing cost, and an extra monthly payment to see how much faster you can pay off the loan and how much interest you save.

The amortization table updates automatically and shows principal vs. interest for every year, so you can see when you start building real equity in the property.

Frequently Asked Questions

How is a monthly loan payment calculated?
The monthly payment is calculated with the standard amortization formula: P × r × (1+r)ⁿ ÷ ((1+r)ⁿ − 1), where P is the principal, r is the monthly interest rate (annual rate ÷ 12), and n is the number of monthly payments.
How do extra payments affect my loan?
Every extra dollar goes directly to principal. That shortens your loan term and reduces the total interest you pay, sometimes by tens of thousands of dollars on a 30-year mortgage.
What is an amortization schedule?
It is a table showing each payment split into interest and principal. Early payments are mostly interest; later payments are mostly principal.
Should I include property tax in my budget?
Yes. Many lenders escrow tax and insurance into the monthly payment. Add them to see your true monthly housing cost, not just principal and interest.
